Background & Experience

Joseph E. Arata (Joe) joined Swearingen in 2008 as a specialist in tenant representation. Joe brings SRG twenty-two (22) years of real estate experience to his position at SRG, which affords his clients specialization in all facets of real estate transactions including local, regional and national account management. Since 2005, Joe has specialized in industrial property leasing and disposition.

Strategic Focus

Joe has specialized in representing major corporations in leasing, build-to-suits, building purchases, dispositions, strategic planning, development consultations and other facility-related transactions. Joe has a strong user-oriented approach to providing client service and is committed to achieving each client's long- and short-term objectives by sound strategy development and maximizing current real estate market conditions in all transactions.  Notable successes include:

  • Negotiation of leases in just about every major market across North America.
  • Raising over $30 million annually in disposition sales of client-owned property over the last three (3) years.
  • Representation of the portfolio of a major wholesale plumbing supplier during its absorption into its larger parent company.
  • Specialization in warehouse buildings that require outside storage yards for the clients inventory.
  • Consistent execution of more than 30 relocations of client sites on an annual basis.

    Personal History

    Joe graduated from The University of Oregon with a degree in Political Science & History in 1984. He resides in Dallas with his wife Amy, son Jake and daughter Molly.
