Background & Experience

Preston joined Swearingen Realty Group, L.L.C. ("SRG") as a market analyst in September 2010 before moving into a fulltime Associate Broker position.  During this time, he assisted in the leasing of over 500,000 SF in twenty (20) states, many of which were major markets throughout the country.  While at SRG, Preston has concentrated his time towards several local markets and he has assisted with the space planning, moving coordiation and lease negotiations with national accounts.

Strategic Focus

Preston is now responsible for developing new business relationships, lease structure and negotiations for office, retail and flex end-users.  Preston focuses his efforts on securing his clients a greater degree of flexibility and cost-effectiveness with real estate transactions.

• Provide 100% exclusive tenant representation to ensure sound, cost-effective transactions;
• Utilize "Team" approach including seasonal veterans to ensure a competitive and smooth transaction;
• Provide personal commitment, integrity, and professional competence in all dealings;
• Understand clients' current and future business plans, with clients, define their short- and long-term space requirements (space programming);
• Formulate short- and long-term space strategies and project objectives to meet business activity drivers;
• Determine project critical path, including tasks and responsibilities and preliminary total project budget;

• Protect client's future by negotiating flexible options, including expansion, contraction, and cancellation options.

Personal

Preston is a native of Dallas, Texas.  He was educated at Baylor University with a double major in real estate and entrepreneurship.  He enjoys reading, travel and is a huge sports enthusiast.   He currently lives in Dallas.
