Dan joined Swearingen (“SRG”) in 1985, and during his 30+ year tenure, Dan has been the Top Producer since 1990 delivering consistent results for his clients.  Dan’s team has negotiated several of the largest corporate campuses/leases and acquisitions.  In addition, Dan’s team has negotiated several of the country’s largest corporate real estate city tax incentives on numerous large corporate HQ campus transactions.  Some of the consolidated campus transactions include:



DSC Communications/Alcatel

  • Negotiated to purchase 250 acres, for a $2+ million SF consolidated campus
  • Negotiated City Tax Incentives
  • Acquired 10+ different tracts with different owners and simultaneously closed in Strict Confidence

Fidelity Investments

  • Acquired 320 acres from multiple owners of contiguous tracts
  • Initial 700,000 SF Design Build
  • 700,000 SF Expansion
  • Negotiated City Tax Incentives with Municipality

JC Penney Life Insurance

  • Acquired 40 acres of land — Garland, Texas
  • Negotiated City’s largest Tax Incentive
  • Initial Design Build — 200,000 SF with expansion of 400,000 SF
  • Project put on hold after acquisition by AEGON


Celestica — Portsmouth, NH

  • 206,000 SF Build-to-Suit
  • Negotiated BTS with a 56-year Ground Lease
  • Negotiated Tax Incentives
  • Assisted on Construction
  • Negotiated Bond, Net Lease

DSC Communications Corp/Alcatel

  • Represented NKT Electronic in Site Search Analysis, 27-acre Acquisition/230,000 SF Design Build in Copenhagen Denmark
  • Negotiated 225,000 SF BTS in three 75,000 buildings — Petaluma, CA

Swiss Re Insurance — Fort Wayne, IN

  • Negotiated an 80,000 SF Design Build
  • Negotiated the City Tax Incentive
  • Managed the Construction

Celestica — Foothills Ranch, CA

  • 300,000 SF Build-to-Suit
  • Represented Celestica — 300,000 SF Design Build — Foothills Ranch
  • Construction Management — Negotiated with Municipality Roads and Incentives

Dan oversees the SRG Sales Team and implements key initiatives and training.  A frequent recipient of the Dallas Business Journal’s “Heavy Hitter” distinction, Dan is regularly sought out for expert commentary by The Commercial Property News, SW Real Estate, Dallas Business Journal, and Dallas Morning News.

With a strategic focus in managing international corporate real estate portfolios and complex real estate transactions, Dan makes a point of understanding his clients’ current and future business plans. With a strong expertise in space programming and strategic planning, Dan consistently negotiates flexible space/lease options, including expansion, contraction, renewal and cancellation options, he ensures sound, cost-effective transactions with no conflicts involved.

Dan was born and raised in the Midwest. He earned a degree in business administration from the University of North Texas and supports his alum as a member of the President’s Council. Dan is an avid sports fan and shares his love of basketball and enthusiasm for developing teamwork skills through coaching national AAU teams. In 1992, Dan created The Bret Bunnett Foundation and The Bret Bunnett Basketball Shoot-Out to raise funds for spinal cord research. Dan resides in North Dallas with his wife and four children.
